Guiding visitors through show apartments

Walking visitors through a show unit is the most repetitive job in property sales. A robot can do it if the route is designed correctly.

Walking a visitor around a show apartment and describing each room is something an agent does dozens of times on a busy weekend. A robot can do it — but a furnished apartment is a considerably harder environment than an office corridor.

Apartment space imposes real limits

Before discussing content, check whether the space works at all.

Narrow passages. Internal corridors are often under one metre twenty. A robot plus one or two visitors is already tight.

Steps and thresholds. Bathroom thresholds, balcony steps. Many robots cannot cross them.

Furniture. Show units are fully furnished, and furniture narrows passages considerably compared with the plan on paper.

Many small rooms. A robot entering a bedroom and turning around needs space, and a small bedroom may not provide it.

Flooring. Transitions between wood, tile and rug can cause slipping or jamming.

A check before purchasing: measure the narrowest passage and the highest threshold, then push a trolley of similar size along the whole route. If the trolley struggles, the robot will too — and learning that before signing is far cheaper.

Three route models

Choose according to the space.

Robot accompanies visitors throughout. Ideal, but only feasible in larger units with wide passages. The robot stops in each room and describes it.

Robot stays in the living room, visitors explore themselves. The robot gives the overview, describes each room, then invites visitors to look around. Suited to smaller units, and in practice this is the workable model for most show apartments.

The second model is underrated and usually the right answer. It removes the entire space problem while retaining the main value, which is consistent commentary.

With this model, one detail helps considerably: place a scannable code in each room so visitors can hear that room's commentary on their phone, while the robot in the living room handles general questions.

Room commentary

Keep it short. Thirty to forty seconds per room. A visitor standing in a bedroom listening for two minutes becomes restless.

Say what they cannot see. They can see the area. Sun orientation, finishing materials, scope for reconfiguration, clear internal dimensions — that is what is worth saying.

Give specific numbers. Room area, ceiling height, door dimensions. Buyers compare between projects using numbers.

Talk about function. What bed size fits this room, how deep a wardrobe works here. This is what buyers genuinely want to know and are rarely told.

Prepare for comparison questions. Visitors will ask how this compares to another unit type. The robot needs comparative information or must transfer to staff.

End with an invitation. After viewing, invite visitors back to the agent for specific discussion. Without this step, visitors finish looking and walk out.

Coordinating with staff

In property sales the handover matters more than in any other sector, because each visitor carries high value.

Staff must know where the visitor is on the route. To meet them at the right moment — not so early it feels like pressure, not so late they have gone.

Staff receive what has been asked. Which unit type interests them, whether they have raised financing, what concerns they mentioned.

The robot must not hold a visitor too long. If a visitor shows serious interest, transfer immediately. A robot completing its script while the visitor is ready to talk to a person is a lost opportunity.

Staff may interrupt at any time. And should know how to pause the robot without creating awkwardness.

Consider not using it at peak weekend hours. Counter-intuitive, but when a gallery is very busy the robot adds a bottleneck rather than helping. It performs best on weekdays and quiet hours.

When not to use a robot here

Stated plainly to avoid misdirected investment.

Very small apartments. Below a certain size the robot only obstructs. The stationary model still works; a mobile robot does not.

Premium segment with high-value buyers. Buyers of expensive property expect a person to attend them, and a robot may read as a lack of respect. In this segment it suits waiting areas better than the advisory portion.

Projects with disputes or sensitive information. The risk of the robot saying something wrong is too high.

Temporary show units that change frequently. Map and content update costs will exceed the benefit.

Nobody responsible. Property robots need content updated continually with sales progress, and without someone doing it the robot will be stating wrong information within weeks.

Conversely, this application performs best with large projects, multiple unit types, high and repetitive visitor volume, and a show unit stable for months.
